Q3 Real Estate Market Update 2017

I wanted to give everyone a real estate update. This update looks at the real estate market for Placer, Sacramento, and El Dorado counties. When we observe a market over a 12 month period, one can see the trends. I compared the most recent quarter for 2017 and compared that to the same quarter 12 months ago. Inventory– The amount of resale homes has decreased 14% in the last 12 months Sales– Sales are somewhat consistant. Closed sales have increased about 1.2% in the last 12 months. Prices– Values have increased 8% in the last 12 months! The demand with the lower inventory has caused an increase in demand. Here are a couple of points to keep in mind: 1. New home construction is an unknown. More and more new developments are just getting approved and started. These new homes will have an affect on the shortage of homes. 2. Low interest rates– Eventhough we are in a seller’s market, the current historic low interest rates make purchasing a home a smart investment.
